Did you hear some noise in the housing market?
In today’s market EXPERIENCE & NEGOTIATING SKILLS are extremely important to secure yourself a great deal. Let us negotiate for you!
While the mass media are busy discussing how come so many real estate agents like me are still working as real estate agents and not as waiters; I started wondering if it was now the time for the intelligent Buyers to finally take over the shuddering remains of the housing market – I mean they would not be getting actual remains, they are actually getting some great homes, gorgeous waterfront condos and beautiful new construction town homes, still at the prices of actual “remains”.
But not for long.
This is the news.
A little, but quite important news.
Everyday I see people here waiting on the fence for prices to crash even more. It’s not going to happen! It is actually rebounding, prices have been slowly going up, inventory has slowly been going down, and buyers now often need to get into multiple offers – highest and best situations, to grab that great deal!
It looks like that housing decline was part of a future Clearwater people didn’t like. Clearwater people waited patiently, but they continued to plan new developments, community project, tourist attractions … We finished the new buildings and are practically almost sold-out, we have a mayor who promotes the downtown and beach re-development, we are going to vote for a new 160 Million dollar Marine Aquarium project in Downtown, we have a beautiful new downtown marina; and we embraced the lending crisis as an opportunity to buy pre-foreclosures and bank owned properties cheaper than mobile homes.
Yes, sales have been strong, and are climbing. These few buyers still waiting on the fence should stop looking at the Clearwater market at large; look at that part of the market that was caught into the lending mess, now in short sale or bank sale, still going at lower prices, but with multiple offers races! Get in, and race a bit! It’s a low inventory, but for the few buyers who are ready and fast-paced is still full of GREAT opportunities.
Amazingly, the Fed fund rate hasn’t stopped the growth in short sales or foreclosures.
These are your real deals, and will probably go on for a while.
The Foreclosure Crisis has really made me think … for an Italian like me, growing up for the most part of my life without even the remote concept of credit cards or borrowed money, what happened is almost inconceivable. But this helped me to look for the good side of all this.
Real home ownership, the American Dream, not the speculative investment, now has been affordable again if we look for these special deals. Snow birds and baby boomers now were able to find deals that allow them to actually enjoy their Florida condo and do what they came to Florida to do, retire, instead of working 3 jobs in order to pay for it. Buyers can now buy decent homes and have a mortgage they can afford and that is comparable to renting. Fixing up the homes and put some money to improve them, finally makes sense.
SO YOU WANT TO BUY? Look at mainly two types of deals:
1) Short Sales (buying for much less than the mortgage owed on it with the lender’s approval. The buyer is happy because he gets a bargain, and the bank is pleased to have the situation solved without having to foreclose on it. It also muddies the waters and gives the impression something is being done to solve the crisis); or
2) Foreclosed properties (bank owned homes that the bank really wish they didn’t own, as now they have to maintain it, pay property taxes, cut the lawn, and try to sell it into the same overloaded market which probably did not sell for months before foreclosure, so they better sell it really cheap and really fast).
Expect to see the unexpected if you know where to look. Not every discount means a good buy, though. Many homes were overpriced or over appraised in the first place. Some banks are now selling at higher prices, with seller’s financing to avoid appraisal, and manipulate the prices upwards. Experience in the market is a key factor.
Work with an Agent who you trust, who knows the market and its continuous changes, and is into this full-time, so he has the correct estimation of value. An experienced real estate agent who can advise you based on current market conditions, like we do.
We personally spend a fair amount of time searching SHORT SALES, Sellers that are motivated, bank-owned, and developer’s close-out specials, and we are getting some GREAT Deals for our Buyers. We will be happy to give you a FREE confidential interview or you can join our FREE automatic notification service, and be automatically notified via e-mail every time a new property enters the market. Set your own search criteria. Relax and enjoy!

Foreclosing- the wrong thing to do is nothing
As foreclosure rates keep going at very high levels and property values stay low in many areas, more sellers are still turning to short sales as a way to avoid foreclosure.
In fact, of all available options, foreclosure is the worst.
As many of you already know our office specialize in short-sales, we have been doing this for over 6 years now, and we have already closed hundreds of short sales transactions successfully. Yes, they are a lot of extra work, but the payoff is certainly more than just a commission on these deals when we succeed. Everyone wins every time we keep another one from ending up in foreclosure.
So, what is a short sale and how does it work?
In a short sale, we arrange with the seller’s mortgage lender to accept a price that’s less than the amount they owe on the property. As part of this arrangement, the lender may even agree to forgive the rest of the loan. As a result, the seller is able to get out from under a mortgage without destroying their credit rating, the lender is saved the time and expense of foreclosing on the property, and the buyer gets a below-market price on a home.
APPROVED SHORT SALE. Sold at $92,000 with full forgiveness for the seller of the remaining debt, despite over $245,000 in mortgages on it.
We work with professional mediators who negotiate the deal with the seller’s lenders and the whole transaction is at NO COST to sellers. All closing costs, realtors commissions, negotiator costs are at NO COST to sellers!
The good news is that banks don’t want to take your home back. There’s no money in it for them. Actually several banks such as Bank of America, Chase, Wells Fargo to name a few, are now offering what they call “Cooperative Short Sale” which guarantees full forgiveness of the remaining debt, and even a seller’s incentive up to $3,000 cash to seller at closing, if the seller qualifies for it. Banks lose money when they foreclose on homes, which means it’s in their self-interest to work with borrowers who are in trouble. That is why we have been so successful for over six years negotiating short-sales.
So, if you know anyone who is facing foreclosure or cannot keep up their mortgage payment any longer, please tell them to email me for a FREE confidential review of their situation!!
They will thank you forever you did. We have almost all our listings under contract – we are looking for more properties to market for sale as short sale transactions. Our team is made up of licensed Realtors® that specialize in avoiding foreclosure. We will NOT buy your home, but will assist you in selling your home quickly. At no cost to you.
Are you a Buyer?
Large homes, at Fire Sale Prices!
New town homes built in 2004 – Now only $135,000 (used to sell for $250-280,000 in 2007 before the crash)
Are you a Buyer? You couldn’t be in better hands.
Foreclosures are a great bargain in real estate right now. The only problem is, everyone knows it. (Even some of the banks which are trying to inflate prices again) – So that means the competition is heating up for the best deals. However, if you do your homework and get prepared, you can put yourself in the best position possible to take advantage of some fabulous opportunities to save money when you buy a house in foreclosure.
If you are a buyer remember this: for now and many months to come the Short Sales or the Bank Owned Property are unquestionably the best deal in real estate, and we decided to deal with it in the best possible way: helping you to get them. You will be surprised how low some sellers’ lenders would let you go. And we will guide you to those best deals.

How low can you go?
By Paola Lombardi
With all the media discussion about predator lending, bent mortgage brokers and greedy sales agents, while half of the country are losing their homes in foreclosure – many of you might have gotten the impression that real estate is not totally, sparkling clean.
The truth is, this housing crisis occurred because in the last few years many people who couldn’t really afford houses bought them anyway. Using very creative mortgages, and very creative loan applications, these buyers thought they could afford these homes for some inexplicable reason and did not question their good luck. Subject I touched on HERE not long ago.
At time of this newsletter, the government still hadn’t figured out exactly what to do, other than hoping really hard for the problem to go away. But as bad as all that sounds, things could turn around. In fact, there is even a lesson in all this – or I would not even have bothered to write about- and it is that sometimes the trash of one is a treasure to another.
Some examples? Take this great 3/2 home in the Presidential Area. Paid originally $220,000, I just sold it for $100,000
Like most of you, I’m not particularly rich or greedy. I have a house, I bought it to keep it, not in the hope to make a cool million in a few months of appreciation. It’s worth basically what it’s worth. But lots of homeowners have houses they now consider “trash” because these did not appreciate how they’d hoped and now they owe more than the home is worth.
So, why bother to save it from foreclosure? In the meantime, you come along shopping for something affordable and look at the same homes: both the owners and their lenders are hoping not to be the one stuck with it. They do not regard these properties as places to sleep, dream and raise families, but more as losses on their books, and they need to sell them quickly, even if it’s for tens of thousands below the present market value. … and you end up getting them for pennies on the dollar!
That is treasure! And we, as Buyers Agents bring these to you.
This renovated 3/2 home near the park and Stevenson Creek. Paid originally $190,000 in 2007 just sold for $117,000
If you are still sitting on the fence waiting for the green light to buy, this may not be the best idea. Bargains are everywhere right now and interest rates are really cheap.
Luckily in 13 years as a journalist, I learned a few things, one of these being that some “news” is really nothing new. It is often already stale news. When every media is over-negative like now, most probably we already reached the bottom. If you are waiting until they say the market is rebounding, it’s a mistake. By the time the media signals the green light, it will be a year too late!
Remember, a bottom does not mean that prices are about to return to the hot days of 2005. That probably won’t happen for a few years. It just means that the trend is no longer getting worse, which is a little, but pretty important factor to notice.
At any rate, you might not be particularly interested in Italian politics, but something happened there that forces me to talk about it. The newly-elected Italian Prime Minister Silvio Berlusconi, a very intelligent (and handsome) business man, decided he needed to do something to really help his people in this very hard financial moment. He found a way that makes our American tax rebate look very pale: he is cancelling completely the Property Tax on the first home.
Another example of great deal: 4 bedroom, 2 bathroom updated home with great custom pool. Offered at $390,000. Originally paid $595K.
Considering that a lot of the people I know, at least in Florida, pay more every month for their property tax escrow than for the mortgage payment; I thought what is happening in Italy is worth mentioning. Strangely, it is a government move that could actually help to solve the housing crisis. Something American politicians should look at.
But since they haven’t thought that far yet and they do not particularly think of Italy like anything of political value, other than great pasta and nice women … let’s go back to our main subject: for now and many months to come the Bank Owned Property (or REO) is unquestionably the best deal in real estate, and we decided to deal with it in the best possible way: helping you to get them. You will be surprised how low some sellers would let you go.
Two kinds of best deals:
1) Foreclosed properties (bank owned homes that the bank really wishes they didn’t own, as now they have to maintain it, pay property taxes, cut the lawn, and try to sell it into the same overloaded market in which it probably did not sell for months before foreclosure, so they better sell it really cheap and really fast); or
2) Short Sales (buying for much less than the mortgage owed on it with the lender’s approval. The buyer is happy because he gets a bargain, and the bank is pleased to have the situation solved without having to foreclose on it. It also muddies the waters and gives the impression something is being done to solve the crisis);
Buy as soon as you can. Then buy more. Do not do so recklessly, however. Not every discount means a good buy. Be financially responsible and seek the guidance of an experienced real estate agent who can advise you based on current market conditions. Experience in the market is a key factor.
We personally spend a fair amount of time searching SHORT SALES, Sellers that are motivated, bank-owned, and developer’s close-out specials, and we are getting some GREAT Deals for our Buyers.
